    Gosh Gregstein those are some high priced houses up there in Memphis glad I am in Texas where it is cheap

    Well!! I am out again tomorrow to look at 6 houses. Only going to do one day this week. Sure would appreciate prayer covering.

      Praying Dove, that you will find what you are looking for, to suit your needs.
      BTW, Germantown is the city these houses are in.
      They have a city ordinance (several actually) that govern how your property should look (grass height, missing shingles, limbs in the yard, etc) to KEEP these values high.
      But at the same time, you have sellers that are trying to get out and make a fortune doing so.
      Wrong time to do that IMHO.

        Please pray for me, I found one today that is in great condition 4 years old, foreclosure, very nice floor plan and only about 3 miles down the road from my daughter.

        I told my realtor that I would like for my daughter and son-in-law to go look at it so they can look at it through their eyes and give me advice.

        I also told my realtor that I need some prayer time before I make an offer. I have been talking (praying) to the Lord all afternoon and will continue to do so till I am sure this is what is in His Will for me. I don't want to seem like I am testing the Lord, I want His assurance without a doubt that I can move on this and will be in His Will. I trust more in His decision than in mine. If it is not to be then I am willing to step back and continue looking

        I have asked for some additional information from my realtor since buying a foreclosure is different than buying from an individual seller outright.

        Thank you all for supporting me in prayer during this time of decision.

              You're on the right track Dove..is soooo crystal clear that Jesus is guiding your steps..letting you know what to do and what not to do..even placing just the right people in your life to help you. Praying that you will know exactly where Jesus wants you to live.

                So beautiful of a post.

                Are your daughter & husband checking it out for you then?

                We always order a good house inspection and make buying it CONTINGENT on that as well. We got the most thorough inspection on our last house. Always better to be safe than sorry.

                Let us know how things go. Lord be with you in this decision fully.

                  UPDATE: Boy am I learning a lot

                  The house that I looked at on Wednesday last was looked at by my daughter and son-in-law. My SIL throughly checked all the rooms, outside of home and surrounding area and went into the attic and checked in there. He said it is a sound built home from what he could see. (of course I will have a Real Estate Inspector check it out throughly also).

                  I met with the realtor on Friday to sign the contract. I told her I wanted to read the contract before I signed, you should have seen the look on her face . She said the "whole" contract? I said yes, I always read what I sign throughly.

                  I started reading it and she had included that I would have to pay $400 to $500 for a "survey". I told her I was not going to pay for a survey. She said but your offer is low so the listing agent thought you should pay for one. I said no, I will not pay for one. There should be one on file with the Mortgage Co who carried the original loan or the Title Co who handled the original closing and there should be one on file at the Court House. I told her I had worked in Development and there was always a Plat for a subdivision and individual surveys when it was subdivided.

                  She also presented me with another page to sign for the Utility District. When I saw the amount they tax, that is when I told her I have to check out the tax liability with the over 65 homestead exemption.

                  The realtor is trying to pressure me by saying to move fast on this as someone else may put an offer on it (the house is a foreclosure and has been on the market over a year and 2 months ). I told her I am not worried, because if that happens it is not for me. I have to throughly check out my yearly costs, home owners insurance (did that), flood ins (did that) (in X plain but I still carry flood ins), tax liability over and above age 65 homestead, approximate monthly cost of utilities (my daughter helped me with that). I live very frugal and try to be a good steward with what the Lord has given me.

                  Suffice it to say she got a nasty attitude and walked out without a signed contract.

                  Two hours later she called and said it was not necessary to have a survey because it was a foreclosure. I said fine, but I still would not sign the contract till Monday as I had to contact the Taxing office and check on my tax liability on the property. The school taxes without the exemption is $1559.00 per year and the Utility District is $1257. My tax libility on my home now is $338 per year on school tax only and zero on all other.

                  Praise the Lord for giving me the wisdom to know how to research all these things. ping:

                      WOW! You taught me a lot in your post.
                      Now I know what to look for when we go to buy a house.

                      I love that you told her that it's not for you if it sells and you weren't worried about it.
