  • I need prayer, please.

    I don't often ask for prayer for myself, but I now need prayers asking that God will give me wisdom in making this decision. Pray that He will ordain my steps.

    My mom passed away last March and left me her home. My children have moved quite a distance from me. My nephew moved out of the neighborhood last year. I am finding myself with no family close by and as much as I am fighting it I am getting older

    I want to sell my home and move closer to my daughter and son-in-law. My son travels quite a bit with his job and is always gone. My youngest daughter lives in Minnesota and there is no way I am living in snow country I am a Southern lady who enjoys mild weather ping:

    I have found a nice home I am going to submit an offer on tomorrow and it is close to my daughter. I want to be a good steward with what I have and use it wisely.

    I do so want to do as the Lord leads and if it is His will that it is accepted that is OK if not I will look until the Lord provides. Or if I am to stay where I am then I will accept that too. My peace comes from being in God's will.

    Dove,

    I'm sure that God will give you the wisdom to do what His will is for you. We do have to sometimes stick our heads out of the door and look around to see the things that God might be wanting to show us.

      UPDATE

      I want to thank you all so very much for your prayers.

      I did not put an offer on the one I mentioned, but yesterday I found one in a better location and today I am going to put an offer on a house I found yesterday. Very nice neighborhood and close to my daughter and son-in-law.

      I told my realtor when I made the decision that it was now in the hands of my Lord and it was up to Him if I was to get the home or not. I would accept whatever His decision is.

      My realtor is a friend of my daughter's. I have had the opportunity to share my faith in my relationship with Jesus and how He directs my steps. She does looks at me kind of weird, but I just keep on letting His light shine through.

          Lord please be with Dove and give her Your wisdom and will for this. And let Your greater will work thru it all, so that she'll be right where you want her.

              UPDATE

              I love the way the Lord works and I am so thankful for your prayers.

              The house I mentioned in Post #1 is a very nice house, but asking a little too much per sq ft based on a COMP-Mkt-Analysis on homes sold in the last 6 mos.

              The second house I mentioned in Post #3 looked good and was 2 blocks away from another house I really really liked but was priced out of my budget in a nice subdivision.

              In my almost daily house hunting for the past 2 weeks the scripture Psalm 46:10 "Be still, and know that I am God; kept coming to mind.

              On Friday I went to the Realtor's office with the intention of putting an offer on the second house. While sitting there as she was printing out the contract, I was praying (talking with Jesus) silently, all of a sudden I told her I wanted to return to the house for another look before I signed the contract. She said OK and made the appointment and we went back for another go round. And this is what I found:

              The brick was only on the front with 3 side hardy plank. This time I went over it with a fine tooth comb, looking at all the ceilings, window sills, outside doors bathrooms more closely, closet ceilings and floor plan. It failed the test. I saw too many cracks in the ceilings in the Master BR, Front BR and Kitchen. The brick column on the front porch had a 1/2 inch gap between the brick and hardy board like the brick was going to fall off. In the master bath there was heavy pealing of paint on the quarter round at the base of the separate shower. The bottom of the shower side panel was not flush where it meets the bottom on the fiberglass form it had an opening approx 1/2 inch by 3 inches. The front bedroom had very bad peeling of paint on the sides of the window panel/sash/form. Cracks in some of the window sills. Smoke detector removed from the hallway. Middle bedroom had a dip in the ceiling that was very noticeable. So that was my inspection. My realtor said that was the job of the inspector, I said it is my money paying for the house and it is my job too to inspect it as I see fit. ha-ha She said Yes, you are right. And the house is only 4 years old. Sooo I did not put an offer on this one.

              We then returned to the one I mentioned (we made an appointment) in the first post. An it is a very nice well kept home, but the sellers are wanting too much per sq ft. So I told her I would think on it (meaning I would pray about it).

              Today I was online and though hmmmmm? I wonder where the Grand Parkway is proposed (my Realtor and I had discussed this last week and she said she did not know where it was proposed to go) and I looked it up and YEP! it goes right through the subdivision that the second house is in.

              So I have cut back on looking at houses almost daily, I will take the time so "be still and know that He is God", I will seek His will and let Him guide my footsteps and light my path and most importantly be in His Will.

              OH! I almost forgot, the Lord has Blessed me with a sister-in-Christ who I have know for over 30 years who is a Realtor and she has offered to help me with advice and her expertise in my search. She does this by email as she is home recovering from surgery. She will be listing my home for sale when she is back on her feet and has her strength back.

              I would also like to ask for prayer for her as she is recovering from emergency surgery a couple of weeks ago from a perforated colon which almost took her life

                Wow, what an ordeal!
                You'd think these houses on the market for some time, would go eventually.
                I've told my wife I'd like to move in a few years, and if I see a house on the market for 6-8 months, I'm making them an offer within reason of their property's value, unless they've made SIGNIFICANT improvements (better flooring, etc). If they want it fine, if not, then it continues to sit on the market.
                The right house is out there for you.
                But where is it?

                  And who ever said that God isn't involved in our every day lives! Dove, you just keep on listening to Him!

                    2 cents for you. A good chunk of the country is seeing declining real estate values. That’s not all houses in all locations. I saw a chart today on the adjusting mortgages. About half have not fully adjusted and will in the next 18 months. This is causing strong downward pressure on prices. Also, lending is getting more difficult and there is a new deal that will change appraisal rules in the next year. All of this greatly increases the chances of you getting a much better deal than you would have gotten even 18 months ago. Also, all my real estate teachers have always said that a home inspection by a good home inspector is the best $300 you will ever spend on a house. It’s a great time to buy a house. Just be careful. The Bible is not the only place a lady gets deceived by a snake.

                      I learned that homes can be "relisted" after say 90 days on the market. Which if one does not ask the second listing may show only 10 or 20 days on the market. It starts over at 1 on relisting. Usually the selling price on the listing will have an asterik by the price meaning the price has been reduced and the house most probably is a relisting.

                      I have learned to ask for a CMA (Comparative Market Analysis) from the realtor because this will give you a better idea of the price per square foot value in the last 6 months. Say a seller is asking $81.00 sq ft and the CMA shows an average of $69.00 sq ft in the homes sold in the last 6 months tells the seller the market value of the homes in the area. I am not going to buy it for $81.00 a sq ft if others with more upgrades have recently gone for $69.00 per sq ft.

                      I have learned so much this past 2 weeks. I could not do it without Jesus by my side.

                        Thanks for the info Wes, I do appreciate the input, I have read a lot and am very aware of the housing market. I have an inspector lined up. My dear friend has recommended an inspector and I trust her judgement. I would never buy a used home without an inspection

                        Now Wes, you know I have Jesus by my side guiding me and giving me wisdom and stepping on the head of that ole serpent and I have many brothers and sisters in Christ supporting me in prayer. I even have my daughter and son-in-law advising me. They bought a new home 3 years ago (no ARM for them) they have a 10 or 20 year mortgage. The Lord takes very good care of me and has for the past 25 years ping:

                            Dove, I will be praying for the Lord’s guidance and direction for you. You are doing well by consulting the Lord.

                            I want to pass on to you an experience my wife and I had in an almost real estate purchase. About 13 years ago my wife and I were looking for some property. We did a lot of looking and a lot of praying for the Lord’s guidance and direction. We found this beautiful property we really liked and we just felt that it was the Lord’s will for us. We decided to make an offer but took it to the Lord again and asked Him if this was the property we were to purchase make it so easy that we would know it was from Him. Or if this was not the right property for us to put up a big road block that there would not be a doubt in our minds that this is not His will for us. We just knew this was the right property for us (our flesh was lying to us). We made an offer which they accepted, hired a RE lawyer, and signed a contract, and put down earnest money. A survey was made, it went to the title company to make sure the titled was clear, etc. It took about 4-6 weeks to make all of this happen. We were getting so excited. Whoops, about 4-6 weeks later the Lord put up a big roadblock, we could not get a clear title. We immediately knew that the Lord’s had said no and we thanked Him for His answer to our prayer.

                              Dove, I watch houses on our local realty company website (Crye-Leike).
                              I watched one drop from $335K to $295K in 8 months.
                              The property value is $266K.
                              So being too proud of his house, cost this homeowner
                              8 months worth of notes, until at $295K, someone decided it was a good deal.
                              The house is 20yrs old, but in a nice neighborhood, in a really nice city bordering Memphis.
                              I knew he wasn't going to get $335K, not when houses that had 1500 more sq foot were going for that amount.
